The expert stressed that bathrooms should not be placed above living quarters.

“This should be either the first floor for the studio, or the technical floor below it, or a commercial space,” the expert added.

According to Avers, technical floors are often illegally remodeled. So, for example, a change in the technical floor for apartments is considered a violation if there is a living space below.

“The technical floor is small windows and insufficient height, engineering systems pass through the room, which should not be present in residential facilities,” she clarified.

Before buying real estate, it is imperative to conduct an examination of the floors, find out if the floor allows you to add new walls, see what condition the communications in the house are in, the expert advises.

“If you are considering buying a micro-studio, I recommend buying objects in small complexes, where there are no more than 20 such studios, and not in giant complexes from developers. Sooner or later, such “humans” turn into ghettos. There may be poor quality of housing, high audibility, and hence problems with neighbors,” the investor concluded.

There may also be problems with parking, with places of infrastructure.

In addition, she drew attention to the fact that you should not buy studios made in the basement, as they violate sanitary standards. It is worth refraining from real estate without windows.

The smaller the area of ​​​​the object, the cheaper and more profitable it is. As Avers said, if an ordinary apartment pays off in 20-25 years in Moscow, then a studio in 6-8 years. Studios with a good stylish renovation are rented at the same prices as a one-room apartment in the same area. At the same time, a full-fledged apartment in good condition costs 15 million, and a renovated studio costs 8-9 million.

Participants in the real estate market told Izvestiya on September 12 that for the first time in history, apartments in the basement, on the basement and mezzanine floors appeared on the primary market in the capital. So, studios in the basement of the building, in some cases without windows, are offered for purchase at a price of 1.43 million rubles. The area of ​​such housing varies from 11.8 to 33.2 square meters. m. As Sergei Nyukhalov, deputy director of sales at Granel Group of Companies, noted, the trend for such real estate is unlikely to become widespread.
